Investors Management & Marketing, Inc. and Edgewood Properties, LLLP (collectively, “IMM” “Edgewood,” “we,” “our,” or “us”) are committed to protecting your privacy. This Privacy Policy explains how we collect, use, share, and safeguard personal information across our multifamily rental communities and websites, including properties located in Missouri, North Dakota, and other states where we operate.

By accessing our websites, submitting information, or using our services, you agree to the practices described in this Privacy Policy.

A. Information You Provide
We may collect personal information you voluntarily provide, including:

  • Phone number (including mobile number);
  • Mailing address;
  • Employment, income, and rental history;
  • Application and screening information;
  • Resident portal communications and requests;
  • Paymentrelated details (processed through thirdparty platforms); and

Text Message (SMS) Communications & Consent
By providing your mobile phone number, you expressly consent to receive text messages from Edgewood and its property communities, which may include:

  • Leasing and tour communications;
  • Application and account updates;
  • Resident notices and service messages; and
  • Appointment reminders and community updates.

Text messages may be sent manually or through automated systems used in our leasing and property management platforms, including Spherexx and AppFolio.

Message frequency may vary. Message and data rates may apply. You may opt out at any time by replying STOP to any message.

Providing consent to receive text messages is not a condition of leasing or residency.

Property Management Software & ThirdParty Services
We use thirdparty platforms, including (but not limited to) Spherexx and AppFolio to support:

  • Lead management and leasing;
  • Application processing and screening;
  • Resident portals and communications; and
  • Online payments and account management.

These third-party providers process personal information on our behalf pursuant to contractual obligations requiring appropriate data protection, confidentiality, and security safeguards. While their platforms may be subject to their own terms and policies, such providers are authorized to use personal information solely as necessary to perform services for us.

Sharing of Information
We do not sell your personal information. We may share information with:

  • Property owners and authorized Edgewood personnel;
  • Thirdparty service providers supporting leasing, marketing, IT, screening, or payments;
  • Vendors and contractors providing operational or maintenance services; and
  • Governmental or legal authorities when required by law.

All third parties are authorized to access and use personal information solely as necessary to perform services on our behalf and are contractually required to maintain appropriate administrative, technical, and physical safeguards and to not use such information for their own independent purposes.

Data Ownership
Personal information collected in connection with our properties, websites, and services is owned and controlled by IMM and/or Edgewood, subject to applicable law. Third-party service providers process such information solely on our behalf and do not obtain any ownership rights in such data.

DATA & CYBERSECURITY
IMM and Edgewood maintain reasonable administrative, technical, and physical safeguards designed to protect personal information from unauthorized access, use, or disclosure. These safeguards are consistent with generally accepted industry standards.

However, no method of data transmission over the internet or method of electronic storage is completely secure. While we implement commercially reasonable safeguards designed to protect personal information, no method of transmission over the internet or electronic storage system can be guaranteed to be completely secure.

IMM and Edgewood are not responsible for unauthorized access to personal information resulting from circumstances beyond our reasonable control, including (but not limited to), thirdparty service providers, internet service interruptions, or malicious acts by third parties.

Electronic Commerce & Online Transactions

Online Payments and Electronic Commerce
We offer access to online applications, payments, and resident services through secure thirdparty platforms, including AppFolio. We do not store full payment card numbers or banking information on its own systems.

All electronic payments, financial transactions, and related security measures are governed by the privacy and security practices of the thirdparty platform providers. We encourage users to review the applicable terms and privacy policies of those providers before submitting payment or financial information.

Users are responsible for maintaining the confidentiality of their account credentials and for all activity conducted through their accounts. IMM and Edgewood are not responsible for losses resulting from unauthorized access caused by a user’s failure to safeguard login information.

Resident Portal & Online Payments Disclaimer
Resident portals and online payment services are provided through thirdparty platforms, including AppFolio. We do not store full payment card or banking information on its own systems.

Transactions and account activity conducted through resident portals are subject to the platform provider’s privacy and security practices. Users are responsible for maintaining the confidentiality of their account credentials.

Cookies & Tracking Technologies
Our websites use cookies and similar technologies to:

  • Enable website functionality;
  • Remember user preferences;
  • Analyze traffic and site performance; and
  • Improve marketing and advertising effectiveness.
